Before starting your home search, meeting with a lender for pre-approval is wise. This process involves verifying your income, assets, and debts to determine how much you can borrow. A pre-approval letter shows sellers you are financially ready, giving you an edge in competitive markets and making your offers more compelling.
Begin by making a wish list and setting your budget. Use the website to search for homes by various filters like price, bedrooms, and neighborhoods. You can save favorite properties for easy access and sign up for listing alerts to receive emails when new homes matching your criteria hit the market, helping you act quickly.
After acceptance, your agent and lender will guide you through the inspection and appraisal phases. Your lender will process your mortgage application, and your agent will oversee escrow deadlines and negotiations. This coordinated support helps minimize stress and keeps the transaction on track until you receive your keys.

Financing
Step one is obtaining pre-approval by providing financial documents to a lender, which strengthens your buying position. Next, you work with a loan officer to select the best mortgage program. After your offer is accepted, you complete the full loan application and processing, including appraisal and underwriting. Finally, you sign closing documents and finalize the purchase.
During pre-approval, lenders review your income, assets, debts, and credit to determine how much you can borrow. This process provides a pre-approval letter that accompanies your offers, making them more attractive to sellers and helping you focus your search on homes within your budget.
The website offers an estimate calculator that factors in home price, loan term, down payment, interest rate, property taxes, insurance, HOA fees, and private mortgage insurance. This helps you understand your expected monthly financial commitment before making an offer.
To get pre-approved, you will provide recent pay stubs, W-2 forms, federal tax returns, bank statements, and authorization for a credit report. This comprehensive financial picture helps lenders determine your borrowing capacity accurately.
Once your offer is accepted, you finalize your loan application with your lender, who reviews down payment options and fees. The lender orders a home appraisal and title search to verify property value and ownership. The loan package is then sent to an underwriter for compliance review. Additional documentation may be requested before final approval.
